Additionally, there is a gym inside the main central building and 3,200 square foot resort pool with beach entry, two 90’ lap lanes and hot tub just outside the main central building and you are free to enjoy.
POOL AREA:
On the pool deck, children under 12 must be accompanied by an adult
Dogs are not allowed on the amenity deck (service dogs allowed and must be on a leash)
- Swim at your own risk and children must be under the supervision of an adult at ALL TIMES.
- Must follow all posted pool rules and regulations.
- You will have access to the BBQ areas at the pool:
- Please be mindful of others waiting to use the BBQ.
- Do not eat in or near the pool, tanning chaise chairs, etc.
PLEASE CLEAN UP AFTER YOURSELF!! Any trash left behind is subject to a fine.

- If any resident complains, you may be stripped of your gym access. Recurring issues and complaints may be subject to eviction from the property.

1. STAY MINIMUM
- The association requires a minimum of a 30 day stay.
- An indemnity agreement will be sent to you and must be signed before arrival.
- During your stay we please ask to water the live plants once a week to keep them alive and fresh!
2. HOUSEKEEPING
- Must allow our housekeepers to come once a week (additional cost of $175-$350 depending on depth of cleaning).
3. NO PARTIES
- This is a NO PARTY property which includes, but not limited to: loud music, large amounts of guests, obnoxious behavior, etc. This unit is for small families to come in and make great summer beach memories. Please be mindful of our neighbors.
- No smoking anywhere on property
4. PARKING
- Guests will have access to one parking spot in the secure under-building parking garage.
- If you have 2 cars, there is a possibility we could make arrangements along with an additional fee, per month. (Availability for additional spot is very limited)
5. PETS
- We do allow pets, however there is a 2 pet maximum and all animal friends must be pre-approved by the association. We do require a $500 non refundable pet fee per animal per month. Non approved pets over the maximum amount allowed will be charged and may be subject to eviction from the property.
- Deposit must be paid prior to arrival.
Any serious damages to furniture, rugs, etc. will be assessed individually.
- Due to our high end items, a video will be performed prior to each check-in to date and document conditions to ensure items are kept as found.
- Pets must be kept on leash in all areas outside of the unit.
- Animals allowed on the balcony/lanai at your own risk and NO ANIMALS without the supervision of an adult.
- Please keep in consideration, it is hot in Florida, do not leave pets outside. We love our pets and a heat stroke can kill an animal.
- If you do not clean up after your pet anywhere within the community can lead to an additional fee.
- No household pet shall be permitted to make an unreasonable amount of noise, disturb the peace, or otherwise become an annoyance or nuisance. violations of this Section shall entitle the Association to all of its rights and remedies including the right to fine an Owner and/or to require any pet to be permanently removed from the Condominium Property upon three days' advance written notice and a hearing in accordance with §718.303(3), Florida Statutes.
6. BALCONY/LANAI
- NO children under the age of 16 are allowed on the balcony without the direct supervision of an adult 18 years of age and older.
- As stated above, animals are allowed on the balcony at your own risk and NO ANIMALS without the supervision of an adult.
Absolutely NO CLIMBING, STEPPING, LEANING, or SITTING on the balcony rails, wall, etc.
- Our unit is on the 4th floor. Owner is not responsible for any injuries, or items damaged from leaving them out.
- Do not hang anything from the balcony rails, walls, or ceiling to include but not limited to: clothes, towels, blankets, etc.
No throwing or sweeping anything off the balcony.
7. TAXES
- Taxes must be paid prior to arrival
8. FOBS/KEYS
- Any lost fobs or keys will result in a charge of $100 per key and/or fob lost.
9. MAIL / PACKAGES
- You will not have direct access to the mail box, however we will have an on-site representative retrieve your mail for you (please allow at least 24 hours)
10. AIR CONDITIONING
- Please be respectful and mindful of Air Conditioning.
- If you have windows open, please have the AC turned off to avoid taxing and damaging the system.
- Additionally, leaving windows open and running the AC simultaneously will create moisture build up inside the unit, in drains, vents, etc. that will create water dripped from AC vents and can cause issues with drywall, paint and can create mildew and mold. Renter will be held responsible for any damages.
11. APPLIANCES
TV’S:
- Each TV has been securely mounted to the wall. Under no circumstances should you and/or any guest attempt to move, change, or remove the position of the TV. They can fall if they’re moved and you will be held responsible for any injuries and/or damages to the TV
- TV remotes must remain in the room of each TV. Lost remote will be subject to a fine of $50
KITCHEN APPLIANCES:
- All copper pots and pans must be HAND WASHED. They are not meant to be in the dishwasher as it will ruin them.
LAUNDRY ROOM:
- In unit washer and dryer
- Please do not overfill soap dispensers, etc.
- Make sure the washer door is firmly shut before starting the wash cycle
- Please make certain the spin cycle is set or pooling will occur. If this does happen, set the wash to drain and spin
12. STRICT NO SMOKING POLICY!!!!
- If you feel the need to smoke, it must be done in designated smoking areas
- NO SMOKING IN UNIT, including but not limited to the unit itself, balcony/lanai, hallways, parking garage, etc.
-If the unit smells like cigar, cigarette, or pot AT ALL, there will be an additional fine up to $2,500
13. FURNITURE
- Please do NOT move any furniture, dining table, outdoor furniture, etc.. If you feel the need to do so for any reason, please discuss with the homeowner for approval
14. WEATHER
- Florida is known for its rain showers, please make sure all windows and doors are shut during the rain to prevent any accidental leaking and damaging of the floors/furniture
- In the event of a Hurricane or any act of God, safety is of the utmost importance, however your personal belongings, car, etc. may be at risk and the homeowner is not liable for any damages due to any acts of God
- If local weather channels alert you to a hurricane, please make arrangements to move you and cars to higher grounds. The Ritz Carlton at the Tiburon Golf Course is on higher grounds. You will be responsible for relocation, etc.
