Our goal was to create a seamless vacation experience for families just like us, so we've added all the extras so you don't have to rent a uhaul to get away for a weekend! This might be the most family friendly vaca rental in the Plain/Leavenworth area! Crib, toys, baby gates, etc!
*Quick highlight of the fun stuff - we have AC, a hot tub, Ping Pong, a 65 inch 4K TV and 2 fireplaces & super fast wifi.
25 min to Leavenworth.
*Due to new Chelan County Vaca Rental regulations, we have a very strict 12 guest maximum and are unable to make any exceptions. We have outdoor cameras to confirm if need be, and any groups that violate the occupancy will be asked to leave the property due to breach of contract. Citations for exceeding occupancy can result in our permit being revoked, so pls do not break this rule out of respect for the county's rules and our personal business. *We have a max occupancy of 8 adults and up to 12 with children. We do not allow parties or large, loud groups. Any noise citation fee will be passed on to the guests.
*The only fee we control is the cleaning fee and the entire fee charged to the guests goes to the cleaner. We ask very minimal at checkout. Taxes and Airbnb fees are not up to us as the host and set automatically through the platform.
*After booking, we require the emails of each adult guest to sent rules and house manual info to directly. We do not sell or giveaway info - this is too make sure every guest using our home knows all the info and not just the one person booking.
*PETS: We allow 1-2 smaller dogs upon approval prior to booking. There is a $100 pet fee per animal. Airbnb is setup to only charge for one, so upon approval of more than 1 dog, the additional fee will be requested through the resolution center and you must approve before arrival.
Poss Pines has 4 bedrooms and sleeps 12. The master has 2 queen beds and a full size crib and a full bathroom with a standing shower.
Downstairs has two more bedrooms with queen beds, and in the downstairs living room is a full size daybed, twin trundle and couch pull out. Downstairs also has another bathroom with a tub/shower/sink.
In the sunroom upstairs is a king bed. This room does get a lot of light and tends to be the noisiest being off of the kitchen. Perfect for teenagers who sleep through earthquakes, not good for sensitive sleepers.
There's a half bathroom upstairs in the laundry room.
Not only can you comfortably sleep up to 12 people, everything else is set up for 12 as well - dining, hanging around the TV, hanging on the patio, etc. There's nothing worse than renting a place that sleeps 16 with a kitchen table that seats 4!
The kitchen is fully stocked with everything you'll need for cooking, baking and eating. We even provide some basics like sugar, flour, olive oil, spices & salt and pepper.
We also provide tons of extras you don't always find in a rental. Each bathroom has a hair dryer and bathroom essentials like shampoo and conditioner. We provide both Keurig coffee pods & ground coffee w/sweeteners and creamer. We keep the fridge stocked with the basic condiments of mayo, mustard, ketchup and syrup. There's tons of blankets, pillows and bath towels.
*Guests must bring beach towels for hot tub and river use.
*We are a family with small children, so we've tried to think of all the things needed to make the weekend as relaxing as possible.

Guests have access to the whole house. Some closets or cabinets are locked. There is also river access just up the road open for use that's perfect for pulling tubes out after a river float.
Owners are not onsite, but a property manager/cleaner is 5 minutes away and we have a number of year round neighbors that could help in a pinch.
River Road is an amazing little section of Plain. Per the name, it runs along the river and has multiple access points guests can get to to either hang out at or utilize for tube drop in and drop off. There are also mountain biking trails and hiking trails all around.
Cars are needed for most things except for biking and hiking around the area or walking to the river access point.
*We allow 1-2 small dogs after vetting. There is a $150 fee per dog, so if we agree to 2, you’re agreeing to pay an additional $150 is the platform only offers to charge one for rate.
Poss Pines is part of a very tight knit little community of families who live in the area year round. We want to be respectful of our neighbors so we are not open to large parties and ask that guests respect all quiet time rules and overall just be respectful of noise levels (sound travels out here!). We have cameras on our property for guest protection and our own.
*In the winter months expect snow! Please do not book if you do not feel
comfortable driving in snow or don’t have a snow appropriate vehicle. Always bring chains. We do not accept cancelations due to snow on the pass. Both passes would have to be closed in order to consider cancelation.
10:00 PM neighborhood quiet time - any sound violations will be charged through the resolution center.
No more than 8 adults or 6 adults & 6 kids. Breaking of this rule will result in immediate eviction and a forfeit of funds.
No tent camping or trailer/RV camping
Pet Rules:
All poop is cleaned up (bags provided)
Paws are cleaned off before returning inside from being outside.
Dogs are never allowed alone in the house and must be crated if leaving behind.
We do not have a fenced yard and we have many neighbor dogs, so owners should use a leash if running off is a concern.
Any extra cleaning needed due to the dog will be charged through the platform after the cleaner assesses after departure.
