The terms of our Guest Agreement are intended to help you enjoy a comfortable, safe, and convenient experience. Please carefully read the agreement before booking! Policies Please treat our homes with the care you would at your own home and abide by following policies: • Please be respectful to the property and neighbors. As with most homes, this is in a neighborhood with full time residents and families. We expect our guests to be courteous and mindful of excess noise. The City of Scottsdale has enacted new noise ordinances that will result in stiff fines; please be a good neighbor to avoid being responsible for any fines associated with excessive noise. • Do not exceed the maximum occupancy of the home. • No parties that exceed the maximum number of guests allowed to stay at the home are permissible. No Noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the home. • Do not set the thermostat(s) below 70 degrees as it will not cool any faster, and could freeze up the system, causing damage to the units. If the air conditioner(s) are set below 70 degrees, resulting in damages to the system(s), the guest will be charged for any necessary repairs to the system(s). • No pets are allowed unless you have requested and cleared it with the homeowner prior to your stay. • No smoking is allowed in or around the home. • Our standard check-in time is 4 PM and our standard check-out time is 11 AM. During busy season, we often have back-to-back rentals, which means that guests are checking out the same day as the next guests are checking in. Therefore, we often must be strict regarding check-in and check-out times so that our cleaning crew has enough time to get the house ready for the next guests. However, whenever possible, we will try our best to accommodate your schedule to allow for an earlier arrival or later departure. It's always best to ask us about changing check-in and/or check-out times the day before or day of your reservation. • Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture. Cleaning & Check-out Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. Upon check-out please complete the following: •Place dirty dishes in the dishwasher and start the dishwasher • Place all trash in trash bags and take it out to the trash bins • Clear all opened food and drink from the cabinets/refrigerators and dispose of it. Unopened food and drink items can be left behind. • You can leave dirty towels/sheets in the bathrooms/bedrooms – the cleaning crew will take care of the laundry. Pools and Recreational Equipment Please be advised that pools and hot tubs can be dangerous! Guests should always observe common safety precautions and supervise all children. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accepts and assumes all risks involved in or related to the use of a pool, hot tub and deck/patio areas. Guest accepts and assumes all risks involved in or related to any of the following recreational equipment of any kind, including but not limited to: pool equipment, floating devices, pool or ping pong tables, game or sports equipment. firepit, bbq grill, darts, etc. Please do not use glass near the pool. Broken glass in a pool is not only a danger for our guests, but does severe damage to the pool, requiring it be fully drained. In the event this occurs, guests will be charged $250 to cover this cost. Excessive Wear and Tear, Noise and Occupancy If excessive wear and tear is found in the home after your stay, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the guest authorizes Instant Book Homes to charge for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the home’s occupants is exceeded or if we receive information about excessive noise, Instant Book Homes has the right to evict the guests and all occupants immediately, and to charge the guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered, the guest authorizes to charge guest an additional minimum $500 cleaning fee. Maintenance and Access We will give you privacy during your stay. However, we reserve the right to enter the property at any time during guest stay. We will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single-family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, or if the home is unavailable for any reason as determined in our discretion, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home. Weather and Other Unforeseen Events Instant Book Homes does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, or other reasons beyond its control. We reserve the right to refund at our discretion or offer to relocate you to another home should any such unforeseen event occur. Indemnity Instant Book Homes and the homeowners do not assume any liability for loss, theft, damage or injury to guest, his/her guests or other occupants in the home. The guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges the homeowners and Instant Book Homes from any claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, his/her guests or other occupants of the home as a result of, or in connection with the occupancy of the home, and agrees to hold the homeowner and Instant Book Homes free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

Summary: The house and backyard are beautiful, unfortunately, we had several issues which made the stay unpleasant: 1. The entire house had a very strong odor of fish 2. The air conditioner in the main part of the house could not keep up and did not keep the house cool. In fact, it was quite uncomfortable. Owner stated this was due to the cleaning crew leaving the doors open when they cleaned prior to our arrival. 3. The stove was problematic and caused significant issues which had catastrophic impacts to our dinner. The stovetop kept giving error messages and wouldn't heat the pans. Messaged the owner, however, his tip to use lighter pans didn't work. 4. The refrigerator is not working properly and didn’t keep food at a food safe temperature. It was reading at over 50 degrees when set to the lowest temperature. This was a major concern as my son has medication that has to be refrigerated. We had to use ice and a cooler as a workaround. Additionally, we had to throw away all of our food that was in the fridge due to safety concerns. 5. The cleaners only left us 1 trash bag under the sink and we had to purchase our own to make sure your house was clean when we left 6. The prior tenants filled the trash cans leaving us little to no room to put our garbage. We ended up taking some with us as to not leave trash on the ground at your house 7. Prior tenants left balloons and graduation signs in the backyard that your cleaning crew didn’t clean up 8. The ledge in the kitchen with no banister and the deep sunken fireplace pit in the living room pose a safety concern for children. Others have mentioned this in their reviews. 9. There was what appears to be a smart device (Amazon Alexa Dot) plugged in in the dining room which was not disclosed in the listing. The light ring was illuminated and we had to unplug. This appears to be a surveillance device as defined by VRBO which I believe violates VRBOs policy as it CAN be activated remotely, record audio and we were not informed of its presence. Messaged the owner providing professional constructive feedback, however, he didn't take the feedback well and was very unprofessional in his response.
