NOISE
As this home sleeps 8 people, we do expect there to be a certain level of noise. Please be considerate of the neighbors and try to reduce noise after 10PM and before 8AM. If there is a complaint, we will first offer a warning, and then you will be asked to leave. We hope it does not come to this!
MISCELLANEOUS

*There will be a $250 charge for an emergency plumbing call for anything deemed to be guest error.
*Accidents happen, but we ask that you inform us immediately and we’ll work together on a resolution.

CLEANING
While we thoroughly clean in between stays, we kindly ask that you do the following before checking out:
Additional $50 Cleaning Fee per pet. Pets are not allowed on beds and furniture. Any damage from pets will be assessed and charged for. NO SMOKING in home. This will result in a $200+ cleaning fee.
Pool - HOMEOWNER IS NOT LIABLE FOR INCLEMENT WEATHER, COLD WATER CONDITIONS OR OTHER SITUATIONS WHICH RENDER THE POOL UNUSABLE DURING YOUR STAY. Please be aware that because of access to the pool, children must never be left unsupervised in the outside yard. There is a ladder to the above ground pool that must be removed when pool is not in use. Adult supervision is always recommended. The pool is shallow (48"), and guests should never dive or jump from the pool deck.
**Pool maintenance completed in between guests, but may be impacted by rain, high heat, or excessive sun. As this is outside of the hosts control, a refund will not be issued. Host will attempt to mitigate the issue in a timely manner, but pool filter/pump may take time to clean the water. If shock is required, guest may not be able to use pool for 1 day.**
SWIM AT YOUR OWN RISK - No Life Guard on Duty at the pool or beach. It is a swim at your own risk.

No Glass in the Pool Area - Plastic cups are provided in the kitchen of your unit for outdoor beverages. This rule is very important! If a drinking glass or beer bottle breaks and glass gets into the pool, the pool will have to be drained and professionally cleaned, the cost of which will result in a substantial charge to the renter.

- Swimming Pool Waiver and Release of Liability- PLEASE READ THE FOLLOWING CAREFULLY. BY USING THE POOL AT THIS PROPERTY, YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE. By swimming or using the pool area, Renters recognize and fully understand certain things, including:
• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe use of the pool and you (the renter) are responsible for all persons using the pool during your stay.
• Use of the pool facilities during your stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment; 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area; 3. The risk of injuries resulting from unsupervised swimmers, from people jumping or diving into the pool or from divers and swimmers colliding; 4. The risk of other injuries resulting from participating in any action in the pool. • By renting this property, Renters recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list above only provides examples of types of risks that renters are assuming. In exchange for the Homeowner allowing renters and their guests to utilize the pool and the pool area during their stay, Renters hereby fully intend and choose to give up the legal rights, as stated below: 1. TO WAIVE ANY AND ALL CLAIMS that Renters have or may have in the future against the Homeowner, its employees, or representatives relating to the Renter's use of the pool and pool area; 2. TO RELEASE THE HOMEOWNER, its employees, or representatives from any and all liability for any loss, damage, injury, expense, or other cost that Renters and their guests may suffer in connection with their use of the pool or pool area. 3. TO HOLD HARMLESS AND INDEMNIFY THE HOMEOWNER, its employees, or representatives from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area. 4. The Renter acknowledges that they are over the age of 18, and that they are responsible, and will adhere to ALL the rules of the property. 5. By renting this property, the Renter acknowledges that this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon the Renters, and their heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on their behalf or on behalf of their estate. - Guest specifically accepts ALL liability for use of the pool, stairs, beds , fire pit, grill, patios on the property and understands that Owner shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said pool, stairs, beds , fire pit, grill, patios. Guest accepts said liability by voluntary use of said pool, stairs, beds , fire pit, grill, and patios. These can all be very dangerous and hazardous. Guests should observe and adhere to all rules and policies prior to checking into the property and supervise all children at all times when staying at the property. Patios and Stairs can be slippery when wet and/or icy and can result in injury to anyone who is not careful. Grills must be used by Guests only over the age of 25. No Guests under the age of 25 may have access to the Grills. Any Guests under the age of 18 must-have adult supervision at all times when utilizing the Pool or Fire Pit. All Guests and persons at the property accept and assume all risks involved in or related to the use of pool, stairs, bunk beds , fire pit, grill, or patios. The Owners will not be liable for any personal injury that occurs while staying at the rental home. - Fireworks are prohibited. Violators are subject to eviction without refund. - All Firearms and weapons are prohibited. - We have a zero-tolerance policy if you choose to have more people in the home than advertised to you. Additionally, there are to be no additional guests who are not disclosed to us prior to your reservation allowed at the property during the term of your stay. No parties, noise that can be heard beyond the Home lot line, or any illegal activity may occur at the home. No Noise outside of the unit after 10 PM on weeknights or 11 PM on weekends. If at any time the maximum number of the home's occupants is exceeded or if we receive information about excessive noise, the owner has the right to evict the Guest and all occupants immediately and to charge the Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation.
- Maintenance and Access Policy: We have the right to enter the home at any time during a Guest's stay, and we will diligently attempt to address maintenance issues as they occur. Maintenance issues are an associated risk of renting a vacation rental. We will do our best not to disturb you. - Absolutely no smoking allowed inside the property. Violators are subject to immediate eviction, forfeiture of all monies and additional cleaning charges, at a minimum of $500.00 and could be substantially higher.
