Have fun in this stylish Villa central to it all! 5 BRs and 3 full baths allow for larger groups. Gourmet kitchen with full suite of cookware. Open concept. Outdoors, enjoy the private backyard allowing for families to feel safe and at home. The heated pool and turf area allow for great entertainment with plenty of room for all to move around. Two patios allow you to hide from the sun when you are too hot, or to find it when cold.
Completely remodeled home with open floor plan from kitchen to dining to great room. Luxury kitchen with granite counter tops, all major appliances for all of your meal prep needs. Spa like showers for ultimate five star experience. Laundry room so that you can pack light, with detergents provided by us!
Near all major attractions including Spring Training, downtown, Biltmore, hiking trails and Old Town. We host so many groups such as Bachelorette parties and even partner with Girl About Town and Scottsdale Bachelorette.

Our private backyard allows for a pure luxury getaway to enjoy your pool, alone! A large turf area for games and pool side fun. Two patios allow you the choice to be in the sun or the shade at all times!
BEDROOMS
All bedrooms (except for the double twin room) have a Smart TV and closet and/or dresser for storage.
Two Master suites are equipped with king size beds, full, and private showers.
Bedroom three has a queen bed and bedroom four has two twins.
Bedroom five has a bunk bed with a trundle (three total beds) and an additional twin bed. The pictures were taken prior to the bunk being added unfortunately, but I will update pictures soon.
SHARED SPACE
Comfortable and inviting great room with sofa space for an army, a TV and entertainment options, an eight seat dining table and an island bar with bar stools.
The kitchen is luxurious with granite counter tops, all major appliances including refrigerator, freezer, microwave and a nice built in oven.
Our laundry room allows you to pack lightly!!
Enjoy an outdoor shower before coming in the house if you need to keep the outside, outside :)
Coffee and restaurants within walking distance!
Bikes for adults and kids in the garage with safety chain locks.
Grill included to enjoy the outdoors, all the time!
Every guest will receive a unique code generated by our automated software. This code will be used to access the home through the front door. Codes become active at checkin time (4pm) and are deactivated at checkout (10AM).

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) between the following:
Guest, and the Host: Fouad Bazzi (“Host”).
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:
Herein after known as the “Premises.”
Policies and House Rules:
* Pets- NO PETS are allowed in or on the Rental Property. Unauthorized occupancy of pets will result in immediate eviction and forfeiture of all Rental Fees, Cleaning Fees, and Property Damage Protection. Guest will be responsible for paying for all costs to fix or clean any related damages or odors with a minimum charge of $5,000.
* Non Smoking Policy- This is a non-smoking property. Smoking at the Rental Property will result in immediate eviction and forfeiture of all Rental Fees, Cleaning Fees, and Property Damage Protection. Guest will be responsible for paying for all costs to fix or clean smoking related damages or odors with a minimum charge of $5,000.
* NO CONFETTI ALLOWED. Please be advised that the use of confetti is strictly prohibited in this property. This includes any form of confetti, glitter, or similar materials.
* Guest Responsibilities- Guest will not have parties, make loud noise or do anything that could disturb the neighbors. Guest is responsible for keeping the Rental Property and all its fixtures and furnishings clean, sanitary and free of any damage. Guest will not use couches or sectional sofa for sleeping. Guest will not sit on couches or sectional sofa with bare skin (clothing required, shorts, shirts etc). Guest will not use decorative bedding and pillows for sleeping, Guest will remove decorative bedding and pillows and use blankets, linens and pillows underneath for sleeping. When ever leaving house Guest will lock all doors and windows. Guest is responsible for costs to replace any missing items from the Rental Property. Guest is responsible for the cost to clean, replace or repair any damage to the Rental Property or any of its contents. Any breakage, damage, dirt/mess/stains requiring excessive cleaning to Rental Property or its contents or any other costs incurred by Homeowner due to Guest’s stay at the Rental Property will be charged to the Guest. Prior to Checking-out Guest will put all debris, rubbish and discards in the trash cans adjacent to the garage, all dishes, plates, utensils, pots, pans, etc. must be washed and placed in the dishwasher and the dishwasher cycle must be started (if not done additional cleaning fees may apply). Guest will leave all dirty beach towels on top of washing machine, place all bath towels and washcloths on bathroom counters or floor. Upon check out Guest will lock all doors/windows and shut off lights.
* Indemnification and Hold Harmless- Guest agrees to indemnify and hold harmless the Homeowner for any liabilities, theft, damage, cost or expense whatsoever (including but not limited to attorneys’ fees) arising from or related to any claim or litigation which may arise out of or in connection with Guests use and occupancy of the Rental Property including but not limited to any claim or liability for personal injury, damage or theft of property or theft of property or infringement of intellectual property rights (e.g illegally downloading video, audio or text files via any internet service located at the Rental Property) which is caused, made, incurred or sustained by Homeowner. Homeowner is not providing any other warranty of any kind, except as otherwise expressly provided herein, whether written or oral, statutory or contractual, express or implied, including, without limitation, THE WARRANTY OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE OR USE, which are hereby expressly excluded. The term “Homeowner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The term “Guest,” as used in this Agreement shall include Guest’s heirs, successors, assigns, invitees, representatives and other persons in or on the Rental Property during Guests occupancy (without regard to whether such persons have authority under this Agreement to be upon the premises), where the context requires or permits.
* Violation of Agreement- If Guest violates any of the conditions of this Agreement, Homeowner may terminate this Agreement and enter Rental Property. Upon notice of termination of this Agreement, Guest shall vacate the Rental Property immediately and forfeit all Rental Fees, Cleaning Fees, Property Damage Protection and Damage Deposit Payments.
* Pool- Guest understands that pool area is a liability and waives all liabilities of Host and assumes all liabilities. Cameras are on site and only viewed on an as needed basis in case of emergency or injury.
* Agreement - This Agreement, together with the attachments referenced herein and attached hereto, constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this Agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this Agreement shall be deemed severable and if for any reason any portion of this Agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this Agreement.
THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS.
