This Family Owned 2-bedroom, 1.5 bathrooms Cabin with hot tub (HOT TUB IS IN WORKING ORDER!) is the perfect resting place for the weary traveler. Amazing Views, game room and private trail with a swinging bed. If you are looking for a fun, romantic, memorable place to stay with your family or friends look no further! To offer the best experience possible, hospitality services and goods will be provided for each guest booking. Arriving guests will find lights on, a comfortable air setting. A walk through is performed prior to each arrival, so that everything is perfect and ready to go! A starter supply of all paper goods and household necessities, including bath tissue, paper towels, trash bags, dish soap, hand soap, and laundry soap, along with spa toiletries like shampoo, conditioner and body wash are provided, as well as laundry services for all used sheets and towels, after departure.
You’ll find the kitchen to be fully stocked with everything one would need to put on a proper dinner party, including formal dinnerware, wine glasses, plate chargers, and linen napkins. Please place any kitchen items back in the drawer or cabinet that they came from, so the cleaning crew can keep track of them easily. Also, any small appliances used from the pantry should be placed back when finished. The fire extinguisher is located under the sink.
The outdoor gas grill is located on the deck. Propane is provided, SO PLEASE LET US KNOW IF YOU RUN OUT. Please turn the valve dial OFF at the tank when not in use, or it may slowly leak out between uses. Please clean the grill tray after use to prevent flare ups.
The Hot Tub is located on the deck. We clean the Hot Tub after every stay. GUESTS MAY NOT ROAST MARSHMALLOWS OR THROW FOOD OR DRINKS INTO THE FIRE PIT. NO GLASS OR FOOD ALLOWED IN HOT TUB FOR ANY REASON. REMOVAL OF THESE ITEMS WILL BE CHARGED TO GUESTS.
The Game Room is Located in the garage, we have several bord games, video games, foosball plus much much more. There a mini fridge, bean bags, futon with pillows and blankets provided and smart tv.
You will be charged if there is any damage to the game room or its contents.

The swinging bed is located on the walking trail. Swing at your own risk! We are not responsible for accidents.

ADDITIONAL SLEEPING: queen air mattress Sheets and blankets for air mattresses are located in Guest Bedroom closet.
Downstairs Bathroom: Full bath with walk in shower.
Upstairs Bathroom: ½ Bath with sink
LINENS:
Beds are made using cotton blend sheets. Please take care when enjoying the linens and bedding at the property. You will be responsible for replacement costs necessary upon damage, during their stay, from spills, food, drinks, makeup, nail polish or bodily fluids.

If there is evidence of any of the listed above. You will be charged an additional cleaning fee of $150.00.
Keep in mind that Sardis/Yanush is a rural area and while our cabins are wired for fast Internet, outages can and do occasionally occur. We cannot guarantee your Internet service.
A starter supply of paper towels, toilet paper, bath soap, dishwashing liquid, trash bags, dishwasher tablets, laundry soap, coffee, coffee filters, and salt & pepper will be provided for your stay. All cabins have fully equipped kitchens, washers/dryers, towels, and linens.
We drain and sanitize our hot tubs after every check-out.
Please note that this is a forested area and there are times when the Oklahoma Forestry Service enforces a burning ban in the area. Fines can be upwards of $1000. Please check online for the current burn ban status before using the outdoor firepit

Complete the following in preparation for your cleaning team.
Failure to do so could result in $75 minimum being charged directly to you.
Remove all trash (inside and out) and put into bins outside.
ALL TRASH MUST BE BAGGED or the private trash service will not remove it.
Empty fridge and freezer of all personal items. Please wipe major spills inside fridges, like spilled drinks or meat juices, as these can harden.
Put any used dishes (including coffee pot carafe or glass microwave plate) in the dishwasher and start before you leave. No dishes may be left in sink or on counter.
Set ALL 3 thermostats to 72° AC or 60° heat, depending on the season.
LOG OUT of your TV subscriptions like Netflix, Amazon, Hulu, etc.
Turn off all lights (including lamps and outdoor porch/flood lights).
Lock all exterior doors before you leave.
