Positive: The location is right off one of the main roads to the center of Modena. Interesting that the noise from the street can hardly be heard in the room. The owners are really kind, Breakfast is ready every morning at 7.30 - check the pictures of other visitors (from fried eggs, croissants, salami, cheese, different sorts of fresh fruit, cereals, jams, butter, yoghurt..., just about anything you could desire). The owners were very nice, we comunicated in "broken English & broken Italian", but it somehow worked. Spacious rooms with high ceilings and traditional furniture. Outside the house there is a large space, a lawn, flowers and trees, enough parking places (we had our own car). In summer there's also a swimming pool and sunbeds for the guests. Good starting point to explore surroundings as stated in their desciption, plus in our case: Ferrari, Pagani and Lamborghini museums. Only 5 km to the centre of Modena.
