Please note there is an additional charge of $50 per night for use of the sofa bed to cover linen hire and preparation. If you’d like the sofa bed set up for your stay, let us know in advance and we’ll arrange it. Guests have exclusive use of the private two-bedroom unit, complete with its own entrance, kitchenette, lounge, and dining area. During your stay, you’ll also enjoy shared access to the beautiful outdoor living spaces, including the 25m pool, spa, and expansive deck with seating – perfect for relaxing or socialising in the fresh coastal air. At the same time, we completely respect your privacy and will leave it up to you to decide how much or how little you’d like to interact. Use of the sofa bed is available on request. No Parties or Events This is a strict no-party property. Immediate eviction and loss of bond may apply if this rule is broken 2. No Unregistered Guests Only guests included in the booking are permitted. Visitors must be pre-approved and may not stay the night. 3. No Smoking Smoking or Vaping is strictly prohibited inside the house or on the deck. Please use grass areas away from the house and dispose of cigarette butts in the rubbish bins. 4. No Pets This property is strictly no pets. 5. No Loud Noise or Music After 10 PM Respect for our neighbours is a top priority. Noise complaints will result in removal from the property. 6. Do Not Move Furniture or Decor Furniture and décor are to remain in place, both inside the studio and on the deck. Moving items can cause damage and disrupt cleaning. Please notify us of any accidental spills or damages as soon as possible. In the event of a spill on the carpet, notify the property manager immediately rather than attempting to clean it yourself, as we have professionals who can handle stains effectively. 7. Pool Rules • Do not touch or move the pool cleaning equipment – it is automated and essential for water quality. • Children must be supervised at all times when in or near the pool and spa. 8. Spa Use • Please do not adjust the spa temperature settings. The spa is pre-programmed for safety and comfort. • Ensure the cover is replaced after use to retain heat and keep it clean. • Do not allow excessive splashing as this will cause the water level to drop below the operating level requirements. 9. No Eating or Drinking in Bedrooms Please keep all food and drink in kitchen/dining areas to avoid spills and stains. 10. Do Not Disconnect or Tamper with Cameras, Wi-Fi, or Smoke Alarms or TV’s. Any interference with safety devices or internet access may result in fines or termination of stay. 11. Leave the Property in a good condition Excessive mess, damage, or missing items will result in additional charges. 12. Septic System and Tank Water Our home is off grid for both septic and water. IMPORTANT! Please DO NOT put anything down the toilets other than toilet paper. Blockages will occur if items such as baby wipes or sanitary items are flushed. If a pump out is required after or during your stay, you will incur additional fees.
